Important Notice: Transition to DCAM360 Online
DCAM360, developed and owned by Dowgal LLC, has been powering association management behind the scenes for nearly two years. We are now introducing DCAM360 Online, the homeowner-facing portal that gives you secure, 24/7 access to your account and community resources.
On November 1st, the current registration and login system will be retired. At that time:
All registration and login links will automatically redirect to DCAM360 Online.
Homeowners should register now on the new system to ensure uninterrupted access.
When the current system is retired, an audit will be performed to transition all existing users to DCAM360 Online. You will only need to reset your password — your account and history will follow you.
With DCAM360 Online, homeowners will be able to:
View balances and make payments
Submit and track ACC applications
Receive official communications and reminders
Access association documents and meeting details
This transition brings the full power of DCAM360 directly to you, making it easier than ever to stay connected with your community. Please use the links under the DCAM360 header to begin accessing the new portal today! Please note that DCAM360 is in its initial release so some bugs are expected.

Flood Information:
Hillsborough County is a participating community in the Federal Emergency Management Agency’s (FEMA’s) National Flood Insurance Program (NFIP). Furthermore, since October of 1992, the County has taken advantage of the opportunity to participate in the NFIP’s Community Rating System, or CRS. The CRS program incentivizes communities to go above and beyond minimum standards to implement best practices that better protect the community from flooding.

Below is the handy flyer provided to show the parking regulations for Hillsborough County. The roads in Addison Manor are owned and regulated by Hillsborough County. Please take a moment to familiarize yourself with the regulations so you can hopefully avoid being ticketed by the Hillsborough County Sheriffs Office. Bulky Item Pickup
Please do not leave bulky items such as furniture etc. at curbside without first scheduling a pickup with Hillsborough County. If our inspectors note it, and it’s not removed in a timely manner, you will receive a notice from the HOA. If the HOA removes it, you will be billed the cost from our vendor for removal – typically $150. This isn’t the way to go, simply call the county to schedule a pickup and avoid the charges and hassle from the HOA. You can contact the county at (813) 272-5680 and they will be happy to assist you.

Attention New Owners
If you have recently purchased a home in Addison Manor, it may take up to 30 days for your closing agent to send us the necessary documentation and fees. During this time, we are unable to approve your website registration until we can verify ownership and the transfer process has been completed in our system. We process transfers the day we receive them or by next business day.
Pond Repairs and Maintenance
Repairs have been completed to the Pond Weir (water level control device) at the rear of the pond by Consolidated Land Services. This has significantly improved water levels.
Ongoing Maintenance:
Our maintenance vendor, The Lake Doctors, will be accessing the pond regularly with boats to continue the process of maintaining and bringing the pond back to where it should be.
Please keep the easement between 316 Corbett Bluff Dr. and 402 Corbett Bluff Dr. clear so they can access the pond to maintain it.
The Lake Doctors also reported that improper disposal of dog waste has entered the pond contributing to poor water quality conditions. Please report any suspicious/illegal dumping to management immediately so we can address it.
Volunteers Needed For the ACC Committee!
It’s time to look to the future and improve the efficiency of Association operations. One of the things we’re working on is taking a look at the Architectural Control Committee. We know in the past that some may have experienced delays in having your applications reviewed. We’re working to change that. In order to really have an impact, it would be helpful to have volunteers for the ACC committee that will meet once per month via zoom. DCAS will help us facilitate the first few meetings and then the ACC can decide to facilitate on their own or continue to have DCAS facilitate.
We will be working to revamp our ACC guidelines, and once a draft is completed, mail the guidelines to the community for comment and review before being officially voted on. Having clearly defined ACC guidelines will streamline the entire process for everyone and make meetings last no longer than 5 to 10 minutes. Please contact us if you are interested in volunteering!
