Assessment Bills for 2025 Second Quarter Mailed
Addison Manor Residents received assessment bills for the Second Quarter of 2025 on March 1st. To make a payment online, go to Members > Online Payments. The online link is for even amounts of $130. If you wish to pay for the year, simply select Quantity 4. If you owe an odd amount, please Contact Us and we will send you a custom link. If you have questions, PLEASE reach out, we will do all we can to work with you!
*Note: All accounts with outstanding balances for the First Quarter assessments will be sent to Collections on 04/11/2025

Your payment will be logged and deposited to the Association’s accounts. Currently, payment methods are either online via credit/debit card or via mail. We will also have ACH/Debit available shortly.
Homeowner Statements are available upon request – simply contact us and request a current statement and you’ll have it in less than 24 hours.Â
Because this is not a “portal” but an actual website, we take every effort to safeguard personal information. For this reason, we will not be posting any member accounting data in profiles at this time. We are happy to provide anything you require though, just ask!

- Coming soon: Streamlined ACC application process – (Note: there is a temporary ACC General Application available now that’s publicly available) Now just login, go to the Members tab and select ACC Applications. You are brought to a page showing 9 different forms choices and a brief description of each.  Click on the one you want and then simply click the link to start completing the form.
- Active Now! : Online Payments – Pay your assessments right online, save the stamp and no “convenience fees”
- The Association’s governing documents are available in the Public Resources tab so new buyers can easily access them. Under the Members tab, you’ll be able to access docs such as financials, meeting minutes, and other miscellaneous docs.Â

Flood Information:
Hillsborough County is a participating community in the Federal Emergency Management Agency’s (FEMA’s) National Flood Insurance Program (NFIP). Furthermore, since October of 1992, the County has taken advantage of the opportunity to participate in the NFIP’s Community Rating System, or CRS. The CRS program incentivizes communities to go above and beyond minimum standards to implement best practices that better protect the community from flooding.

Street Parking – ALSO – Parking on any grass is prohibited!
Below is the handy flyer provided to show the parking regulations for Hillsborough County. The roads in Addison Manor are owned and regulated by Hillsborough County. Please take a moment to familiarize yourself with the regulations so you can hopefully avoid being ticketed by the Hillsborough County Sheriffs Office. More information can be found on the Hillsborough County Resources page on this site or by contacting the county directly.

Bulky Item Pickup
Please do not leave bulky items such as furniture etc. at curbside without first scheduling a pickup with Hillsborough County. If our inspectors note it, and it’s not removed in a timely manner, you will receive a notice from the HOA. If the HOA removes it, you will be billed the cost from our vendor for removal – typically $150. This isn’t the way to go, simply call the county to schedule a pickup and avoid the charges and hassle from the HOA. You can contact the county at (813) 272-5680 and they will be happy to assist you.

Attention New Owners
If you have recently purchased a home in Addison Manor, it may take up to 30 days for your closing agent to send us the necessary documentation and fees. During this time, we are unable to approve your website registration until we can verify ownership and the transfer process has been completed in our system. We process transfers the day we receive them or by next business day. Â
Pond Repairs and Maintenance
Repairs have been completed to the Pond Weir (water level control device) at the rear of the pond by Consolidated Land Services. This has significantly improved water levels.
Ongoing Maintenance:
Our maintenance vendor, The Lake Doctors, will be accessing the pond regularly with boats to continue the process of maintaining and bringing the pond back to where it should be.
Please keep the easement between 316 Corbett Bluff Dr. and 402 Corbett Bluff Dr. clear so they can access the pond to maintain it.
The Lake Doctors also reported that improper disposal of dog waste has entered the pond contributing to poor water quality conditions. Please report any suspicious/illegal dumping to management immediately so we can address it.
Volunteers Needed - For the ACC Committee
It’s time to look to the future and improve the efficiency of Association operations. One of the things we’re working on is taking a look at the Architectural Control Committee. We know in the past that some may have experienced delays in having your applications reviewed. We’re working to change that. In order to really have an impact, it would be helpful to have volunteers for the ACC committee that will meet once per month via zoom. DCAS will help us facilitate the first few meetings and then the ACC can decide to facilitate on their own or continue to have DCAS facilitate. Â
We will be working to revamp our ACC guidelines, and once a draft is completed, mail the guidelines to the community for comment and review before being officially voted on. Having clearly defined ACC guidelines will streamline the entire process for everyone and make meetings last no longer than 5 to 10 minutes. Please contact us if you are interested in volunteering!
