Assessment Bills for 2025 First Quarter Mailed
Addison Manor Residents received assessment bills for the First Quarter of 2025 on December 1st. To make a payment online, go to Members > Online Payments. The online link is for even amounts of $130. If you wish to pay for the year, simply select Quantity 4. If you owe an odd amount, please Contact Us and we will send you a custom link. Some residents also recently received Notice of Late Assessment letters for amounts past due from the Fourth Quarter Assessment and any balance on their account at management transition. For these residents wishing to pay online, please Contact Us and we will provide a custom payment link for your amount. Please note that residents who received Notice of Late Assessment letters must make arrangements to pay before the end of 2024 to avoid additional fees and/or collections activity. If you have questions, PLEASE reach out, we will do all we can to work with you!
Hurricane Milton Recovery -
We hope everyone made it through Hurricane Milton safely. We understand that many likely have experienced damage and clean up and recovery will take time. For this reason, we will ensure that any existing violations will have ample extensions to resolve. Additionally, we understand that like us at Dowgal Community Association Services, power outages are impacting your daily lives and we are happy to give ample time and accommodation for assessment payments. Â
Finally, we will be conducting a site inspection to assess any damages to Association Entrances, Perimeter Fencing, and other assets and will work diligently to see that repairs are made in a timely fashion. Please reach out to us at our contact information at the bottom of the page if we can do anything to assist.
Note on debris:
Hillsborough County will be collecting storm debris over the next couple weeks so be sure to have it at road side. The Association is not responsible for debris removal. If you have downed trees we urge you to reach out to Hillsborough County for any questions on steps for removal or responsibility.

Perimeter Fence Damage:
Addison Manor sustained significant damage to many areas of the perimeter fence. Management has been onsite to assess and document the damage as well as contacting Association insurance carriers and reaching out to vendors.  Because of the widespread damage caused to a large portion of Hillsborough County, fence contractors are understandably very busy. We will be posting regular updates on the state of recovery.
UPDATE 12/04/2024: Insurance Carriers have agreed to cover full cost of repairs which are now ongoing. Panels that could be repaired (36) have been repaired already. The remaining fence is being replaced by Family Fence on January 16th, 2025. This was the earliest appointment. They state repairs will be completed in one day.
UPDATE: Insurance claim has been filed; awaiting insurance adjuster to inspect damage.
Pond Repairs and Maintenance
Repairs have begun to the Pond Weir (water level control device) at the rear of the pond by Consolidated Land Services. This should be wrapped up very shortly. You may see heavy equipment on site – please keep access area between 316 and 402 Corbett Bluff Drive free during working hours so vendors may access the pond area.
Ongoing Maintenance:
Our maintenance vendor, The Lake Doctors, will be accessing the pond regularly with boats to continue the process of maintaining and bringing the pond back to where it should be. They report that improper disposal of dog waste has entered the pond contributing to poor water quality conditions. Please report any suspicious/illegal dumping to management immediately so we can address it.

Addison Manor Residents,
We are pleased to announce that Addison Manor has recently changed management companies to better serve the community. After careful consideration, the Board found that the previous management company’s contract no longer aligned with the best interests of our residents.
Following an extensive search, we selected a company whose core values reflect exactly what we need:

We are excited to introduce Dowgal Community Association Services (DCAS) as our new management provider.Â
Please note: do not contact, email, or make payments to the previous management company. All inquiries and payments should now be directed to DCAS.
Attention New Owners
If you have recently purchased a home in Addison Manor, it may take up to 30 days for your closing agent to send us the necessary documentation and fees. During this time, we are unable to approve your website registration until we can verify ownership and the transfer process has been completed in our system. We process transfers the day we receive them or by next business day. Â
Bulky Item Pickup
Please do not leave bulky items such as furniture etc at curbside without first scheduling a pickup with Hillsborough County. If our inspectors note it, and it’s not removed in a timely manner, you will receive a notice from the HOA. If the HOA removes it, you will be billed the cost from our vendor for removal – typically $150. This isn’t the way to go, simply call the county to schedule a pickup and avoid the charges and hassle from the HOA. You can contact the county at (813) 272-5680 and they will be happy to assist you.

Volunteers Needed - For the ACC Committee
With the transition almost complete, it’s time to look to the future and improve the efficiency of Association operations. One of the things we’re working on is taking a look at the Architectural Control Committee. We know in the past that some may have experienced delays in having your applications reviewed. We’re working to change that. In order to really have an impact, it would be helpful to have volunteers for the ACC committee that will meet once per month via zoom. DCAS will help us facilitate the first few meetings and then the ACC can decide to facilitate on their own or continue to have DCAS facilitate. Â
We will be working to revamp our ACC guidelines which once a draft is completed, mail the guidelines to the community for comment and review before being officially voted on. Having clearly defined ACC guidelines will streamline the entire process for everyone and make meetings last no longer than 5 to 10 minutes. Please contact us if you are interested in volunteering!!!
